What income is required to qualify?
Applicants must have a combined household income of at least 3 times the monthly rent. For example, for a $1,500 apartment, a minimum income of $4,500 per month is required.
What is acceptable proof of income?

- Most recent 2026 tax returns (self-employed)
- Official offer letter on employer letterhead
- Bank statements from the last 2 months’
What happens if I’m approved for an apartment but my roommate is not?
If one applicant is approved and another is not, the approved applicant may qualify individually if they meet income requirements on their own. Please contact our leasing office to discuss your options.
Do you offer short-term leases?
Yes! Short-term leases of 7 to 12 months are available at a premium monthly rate. Contact our leasing office for current availability and pricing.

What is the notice requirement to terminate my lease?
A written notice of at least 60 days is required prior to your move-out date. Please refer to your lease agreement for full details.
What is your move-in process?
On move-in day, you will meet with our team at the leasing office to pick up keys, complete a home condition checklist, and review community guidelines. All move-in costs must be paid in full before keys are released. Return your move-in inspection form within 48-72 hours.
What is your move-out process?
Before moving out, please return all keys, FOBs, gate cards, and garage remotes to the leasing office and ensure the home including patio and/or balcony are in original condition. Deposit processed within 30 days per state law
Do you require a security deposit? How is it determined?
Yes, a security deposit is required at Story Lake Gibson. Please contact the leasing office for more information on the deposit.
Is my security deposit fully refundable?
Your deposit is refundable, minus any deductions for damages beyond normal wear and tear, outstanding balances, final utility billing or cleaning fees. Refunds are processed within 30 days of move-out per applicable state law.
Do you require renter’s insurance?
Yes: All residents must maintain renter’s insurance with a minimum liability coverage of $100,000. Proof of coverage must be provided prior to or at move-in. We also offer coverage through Foxen.

Will I be able to see the actual apartment that I will be renting?
Yes: Absolutely — we will do our best to show you your specific unit. However, if the specific home is not available at the time of your tour, we will offer another home with the same layout or our model home for your tour.
Which floorplans have the best natural light?
Our south facing homes have the most sun exposure. Ask our leasing team for the sunniest options!
What is the typical ceiling height of your apartments?
Our apartments feature 9-foot ceilings throughout.
Do any of your floorplans have a den or home office space?
No, we unfortunately do not offer den or home office spaces in our homes.
What condition will my apartment be in at move-in?
Every home is professionally cleaned and inspected before move-in. Appliances and fixtures will be in like-new condition. Please complete your move-in inspection within 48-72 hours.
Can I request a specific floor or location?
Absolutely! We will note your preferences — corner home, top floor, pond view, proximity to clubhouse, etc. Our team will do their best to match you.
How long will the apartment I want be available?
Availability changes quickly! We recommend submitting your application or placing a hold as soon as possible. Contact our leasing office for current availability.
What happens if my preferred apartment becomes unavailable?
Our leasing team will present you with comparable alternatives matching your preferences.
What is the lease renewal process?
We will notify you approximately 90 days before your lease expiration with renewal options. To renew, select your desired renewal term, our leasing staff will draft your renewal contract. Your renewal will be sent to your email for your electronic signature. If you have any questions, you can also contact our leasing office at: (863) 238-8713.
How do I pay rent?
Rent can be paid securely through our online resident portal using accepted methods such as debit, credit, ACH bank transfer, or MoneyGram. Visit storyatlakegibson.residentportal.com.
When is rent considered late?
Rent is due on the 1st of each month. A late fee will be applied if rent is not received by the 3rd.
What other fees am I responsible for?
In addition to monthly rent, residents are responsible for utilities (billed based on usage), amenity (includes internet, valet trash, and pest control), and any applicable pet or garage rent.
Can I break my lease? If so, what are the stipulations?
Early termination is possible with required 60 days’ written notice. An early termination fee of 2 months’ rent will apply. Please review your lease or contact our office.
When/How should I set up my utilities?
We recommend setting up utilities at least 1 week before move-in:

- Water, Sewer, and Internet we be set-up by the property
Is the community wired for high-speed internet?
Yes: Story Lake Gibson is wired for high-speed internet. Internet is included as part of amenity bundle.

Is Wi-Fi available in common areas?
Yes: Complimentary Wi-Fi is available in the clubhouse, fitness center, and pool area.
Who do I set up electricity with?
Electricity is provided by Lakeland Electric. Contact them at (863) 834-9535 or visit lakelandelectric.com to start service. We recommend setting up your electric account at least 1 week before your scheduled move-in date to ensure service is active when you receive your keys.
Is maintenance offered?
Yes! Our professional maintenance team is available to assist. Standard maintenance is available Monday-Friday; emergency maintenance is available 24/7.
How do I submit a maintenance or service request?
Submit maintenance requests through the Entrata Resident Portal at StoryLakeGibson.com, or call our leasing office at (863) 238-6426. For maintenance emergencies, call (863) 238-6426 immediately and follow the prompts for emergency maintenance.
How long is the average maintenance request?
Standard requests are typically completed within 1-2 business days. Complex repairs may take longer — we will communicate any delays. Emergencies are prioritized.
Do you offer furnished or corporate apartments?
We do not offer furnished apartments, but our team can recommend local furniture rental services.
Do your apartments have in-home laundry?
All homes include a full-size washer and dryer.
What finishes and appliances come standard?
All homes at Story Lake Gibson include:

Select apartments at Story Lake Gibson include a private patio or balcony. A2 floor plan homes do not include a patio or balcony.
Can I have a grill on my patio/balcony?
Per fire safety regulations, open-flame and charcoal grills are not permitted on patios or balconies. Community grilling stations are available throughout Story Lake Gibson’s outdoor amenity areas, including the pool area and outdoor gathering spaces.
Can I sublet my apartment or put it on Airbnb?
No. Subletting and short-term rental platforms such as Airbnb, VRBO, or similar services are not permitted per your lease agreement.
Can I paint my walls?
Residents may paint their apartment with prior written approval from management. Any approved changes must be returned to the original color at move-out, or applicable repainting charges may apply.
Can I have shelves, curtains, posters, etc.?
Yes! Standard hanging using nails or small anchors is permitted. Excessive damage beyond normal wear and tear may result in deductions from your security deposit.
What smart home features are available? Are there USB outlets and modern electrical setups?
Residents are welcome to add compatible smart devices.
Our homes feature USB charging outlets in select locations. Contact our leasing team for details.
What happens if something breaks in my apartment?
Submit a maintenance request through the Resident Portal as soon as possible. Our team will address routine maintenance requests as quickly as possible, typically within 1–3 business days. For urgent issues, such as an active water leak, loss of air conditioning, electrical emergency, or other issue that could cause immediate damage to the home, call (863) 238-6426 immediately and follow the prompts for emergency maintenance.

The clubhouse and fitness center are open 24/7 with fob access.
Can I reserve the clubhouse for a private party/event? If so, is there a cost?
The clubhouse is available for private reservations. A reservation fee per hour plus a refundable deposit is required. Contact the leasing office to book. Availability is first-come, first-served.
What are the pool hours?
The pool is open 7 days a week from dawn to dusk. Hours may be adjusted seasonally — check the resident portal or contact the office for updates.
Is the pool open all year?
Yes! The pool is open year-round, weather permitting.
Do you have outdoor spaces or green areas?
Yes! Story Lake Gibson features beautifully landscaped green spaces, a dog park, outdoor grilling and picnic areas, and lakefront areas available for residents to enjoy.
Do you have elevators?
No. As a community of three-story apartment buildings, Story Lake Gibson does not have elevators. If you have accessibility needs, please contact our leasing team to discuss available options.
What is the parking like?
Each home is permitted two open parking spaces. Open parking is available on a first-come, first-served basis, with additional overflow parking located at the rear of the community.
Do you offer reserved parking?
Reserved detached garages are available for an additional monthly fee, subject to availability.
What if I have 2 cars or a car and a motorcycle?
Each home is permitted up to two vehicles, so you may have two cars or a car and a motorcycle. Open parking is available on a first-come, first-served basis, with additional overflow parking located at the rear of the community.
Does the community offer on-site recycling?
Yes! On-site recycling is available at Story Lake Gibson. The community recycling area is located at the rear of the property near the trash compactor.
Where do I take my trash?
Valet trash service is provided Sunday through Thursday. Residents should place securely tied trash bags inside their designated valet trash container outside their apartment during the scheduled collection window. There is no valet trash pickup on Friday or Saturday. For bulk or oversized items that cannot be collected through valet trash, please contact the leasing office for disposal instructions.
Where do my packages get delivered?
Packages are delivered to the community parcel lockers and/or package room, where residents can securely retrieve their deliveries. Residents receive a notification when a package has been logged and is ready for pickup.
Are there additional storage options?
No, we do not currently offer additional storage options.
Is there somewhere for me to keep my bicycle secured?
Community bike racks are located throughout the property.
Are there quiet hours?
Yes. Quiet hours are from 10:00 PM to 8:00 AM daily. We ask all residents to be respectful of neighbors.
When will I get access to amenities after move-in?
You will have full access to all amenities beginning on your move-in date.
Are pets allowed?
Yes! We welcome pets at Story Lake Gibson. We allow up to 2 pets per home. Breed and weight restrictions may apply — see our full pet policy.
What is your pet policy?
We welcome cats and dogs:

Weight limit: 75 lbs.
Breed restrictions: Certain breeds and mixed breeds containing restricted bloodlines are prohibited. Please contact our leasing team for the complete list.
Pet responsibility: Residents must keep dogs leashed while outside the home and promptly clean up after their pets.

Can I bring guests to the pool and other amenity areas?
Yes! Each resident may bring up to 2 guests at a time. Residents are responsible for ensuring guests follow all community rules. Guests must be accompanied by a resident at all times.
Is there guest parking?
Yes! Guests may use open parking spaces throughout the community on a first-come, first-served basis, with additional overflow parking available at the rear of the property. Please be mindful of neighbors and avoid blocking driveways or fire lanes.
How long can a guest stay with me?
Guests are welcome to stay for up to 7 consecutive days or 30 days per calendar year without prior approval. Extended stays require written approval. Long-term guests may need to apply as an additional occupant.
